Tampa is home to charming cafés that offer the perfect blend of ambiance, great coffee, and delicious pastries. “Near the up-and-coming Seminole Heights area you’ll find LPCX Cafe, a little piece of Colombia right in Tampa,” Destiny Snyder with Sunkissed in Tampa recommends.

“This rustic brunch, coffee, and bakery spot serves up thoughtfully crafted dishes, and their outdoor patio makes you feel like you’ve been transported straight to South America. I always go for an iced latte (made with Colombian coffee) and their bistec a caballo with tostones and cilantro cream sauce. The staff is so sweet, the food and coffee are amazing, and you honestly can’t beat the cozy outdoor seating. It’s a total hidden gem, but a must-visit brunch spot in Tampa.”

2. Relax at Ballast Point Park

While many head to Bayshore Boulevard for waterfront views, Ballast Point Park offers an equally stunning yet quieter alternative. This scenic park features a long pier, picnic areas, and a splash pad for kids. The highlight? Breathtaking views of the Tampa skyline, especially at sunrise and sunset.

3. Find musical inspiration at Violin Shop Tampa

For music lovers and instrument enthusiasts, Tampa is home to Violin Shop Tampa which caters to beginners and professional musicians alike. “Violin Shop Tampa is a hidden gem for string musicians in South Tampa, offering expert advice for instrument and bow sales, repairs, and restorations,” Rachel Phillips with Violin Shop Tampa shares.

Soccer fans looking for an exciting local team to support should check out Tampa Bay Sun FC. This dynamic club brings high-energy matches to the city, showcasing local talent and fostering a passionate fan community.

“Check out Tampa Bay Sun FC in the heart of downtown. Located along the Hillsborough River at Blake High School, fans can support Tampa’s first women’s professional team, enjoy views of the water, take a boat to and from the stadium, and be a part of history as they compete for a playoff spot in their first inaugural season,” shares Paul Wales with the Tampa Bay Sun FC.

9. Discover Ybor City’s secret spots

Ybor City is famous for its Cuban history and cigar culture, but its hidden gems add a layer of unique charm to the area. “My hidden gem in Tampa would have to be Due Amici in the historic cigar district, Ybor City,” Robert O’Connor, broker associate with Patriot Home Group, shares.

“Not only do they have the best slice pies, but they also have a full menu of fresh-made Italian dishes to order. On top of that, you can purchase their delicious sauces or fresh-made pasta right there. But the best part might be the owners, Geo and Lorentina, who take the time to go around the restaurant to greet their guests, and even hand out free cannollis.”

The cost of living in Florida comes with its own set of trade-offs, but it’s easy to see why people are drawn to the Sunshine State. With a mix of vibrant cities, scenic coastal towns, and everything in between, Florida has a lifestyle to suit almost anyone. Whether you’re dreaming of apartments in Miami or homes in Orlando, there’s plenty to explore in terms of both location and budget. From bustling urban hubs to more relaxed beachside living, getting a sense of the cost of living in Florida will help you navigate what it truly takes to live comfortably in this diverse state.

Housing costs: Median home prices and average rent in Florida

Housing costs in Florida can be a bit of a mixed bag, but overall, they’re higher than the national average. With the average rent in Florida around $1,900, it’s noticeably more expensive than the national average of $1,645. Whether you’re considering apartments in Miami or homes in Tampa, the cost of housing is likely to be your biggest expense. Of course, prices vary depending on where you live, with some cities offering more budget-friendly options than others. In general, Florida’s attractive lifestyle and coastal appeal drive up housing costs, but there are still pockets of affordability across the state.

Housing costs in popular Florida cities

Jacksonville

If you’re looking for affordable housing in the Sunshine State, Jacksonville offers a breath of fresh air. With an average rent of $1,365 for a one-bedroom and $1,580 for a two-bedroom, it’s significantly lower than the average rent in Florida, $1,900. Buying a home in Jacksonville is also more affordable than many areas of Florida and the U.S., with a median sale price of just $309,000 compared to the national median price of $439,000. Jacksonville’s coastal location and humid climate can influence housing maintenance costs—think hurricane-proofing and AC for those long, hot summers—but the lower housing prices certainly help balance things out.

Fort Lauderdale

The cost of living in Florida’s beachside cities is steep, and Fort Lauderdale is no exception. With one-bedroom apartments averaging $2,250 and two-bedrooms around $3,000, rent here soars above both the average rent in Florida of $1,900 and the national average. While you’re paying a premium for the sunny coastal lifestyle, you also get access to vibrant nightlife and a boating culture that’s hard to beat. Homebuyers, too, will find prices on the higher end, driven by luxury properties and waterfront views. In Fort Lauderdale, the cost of living comes with plenty of perks—if you can afford it.

Miami

If you thought Fort Lauderdale was pricey, Miami takes it up a notch. With one-bedroom apartments going for an average of $2,730 and two bedrooms at $3,450, Miami’s rent is far above both the average rent in Florida and the national average. Buying a home here isn’t any cheaper, with the median price sitting at $600,000, well above the national median of $439,000. Miami’s cultural appeal and oceanfront location are undeniable, but the housing costs here are among the highest in the state, reflecting its status as a hotspot for international buyers and high-end living.

Orlando

Orlando strikes a balance between affordability and vibrant living. Renting in Orlando averages around $1,740 for a one-bedroom and $2,155 for a two-bedroom, making it more accessible than Miami but still higher than the average rent in Florida. Orlando’s bustling tourism industry keeps things exciting, and while housing here isn’t the cheapest, it’s a good middle-ground for those looking to enjoy these attractions with a more affordable cost of living in Florida.

Tallahassee

Tallahassee offers one of the most affordable housing markets in Florida. The average rent is $1,200 for a one-bedroom and $1,450 for a two-bedroom, much lower than the state’s $1,900 average and well below the national average. With a median home price of $295,000, this capital city is an attractive choice for budget-conscious renters and buyers alike. Tallahassee provides a quieter, more laid-back lifestyle compared to larger Florida cities, making it ideal for those looking to enjoy the perks of living in the state without sky-high housing costs.

Tampa

In Tampa, housing costs land right in the middle. The average rent is $1,900 for a one-bedroom—right on par with Florida’s state average—while a two-bedroom comes in at $2,150. The median home price in Tampa is $449,000, just above the national median of $439,000. Offering a mix of urban amenities and beach town charm, Tampa draws in residents who want Florida living at a relatively balanced cost.  However, keep in mind that higher homeowner’s insurance rates, often driven by the area’s hurricane risk, can add to the overall expense of living here. As the area continues to grow in popularity, home prices are creeping up, making it essential to budget wisely.

Utility costs in Florida are on par with nationwide averages

Utility costs in Florida are generally in line with national averages, which helps balance out housing expenses and contributes to the overall cost of living in Florida. Residents typically pay for electricity, water, gas, trash services, and internet, with some landlords including certain utilities in the rent. Given Florida’s warm climate and high humidity, electricity bills can spike during the hot summer months due to increased air conditioning use. Additionally, the state’s humidity can lead to higher costs for maintaining a comfortable indoor environment, as dehumidifiers may be necessary in some areas. However, winter heating costs are typically minimal. You’ll find that energy bills across the state vary depending on where you live, but overall the cost of utilities in Florida is pretty average.

Grocery costs are just above the national average in Florida

The cost of living in Florida can fluctuate depending on where you live, and the same is true for the cost of groceries. However, on average, Floridians spend about 2.5% more on groceries than the national average. Groceries in Miami tend to be pricier, costing about 7% more than the national average—a loaf of bread in Miami runs $4.59 compared to the national average of $3.97, and eggs will set you back $3.74, slightly higher than the national $3.47. On the other hand, Gainesville offers a break in grocery costs, with prices about 6% lower than the national average. Here, bread costs about $3.44, and eggs are around $3.34. These regional variations in grocery prices can make a noticeable impact on your overall cost of living depending on where in Florida you call home.

High transportation costs in Florida

Transportation costs in Florida are a significant factor when considering the cost of living in Florida. While gas prices are close to the national average, driving can still get pricey, particularly in major cities like Miami and Orlando, where traffic congestion and toll roads are common. Florida has an extensive toll road system, especially in the central and southern regions, which can add to your monthly commuting costs if you frequently travel these routes. Additionally, car insurance rates are higher than the national average, with Miami residents facing some of the steepest premiums due to traffic and weather-related risks. However, smaller cities like Gainesville and Tallahassee offer less traffic and fewer tolls, keeping transportation expenses a bit more manageable. Public transportation is available in some urban areas, but most Floridians rely on their cars, so it’s essential to factor in these transportation costs when budgeting for life in the Sunshine State.

Florida residents benefit from no state income tax

One of the most appealing aspects of the cost of living in Florida is the state’s tax structure. Florida is one of the few states with no state income tax, making it a popular choice for residents looking to hold on to more of their paycheck. Instead, the state relies on sales tax, which hovers around 6%, with local jurisdictions adding their own rates, bringing the total to between 6% and 8% in many areas. This is quite comparable to the national average sales tax, which typically falls between 5% and 7%. This setup makes Florida an attractive destination for retirees and those looking to maximize their income, allowing them to keep more of what they earn while enjoying the state’s sunny lifestyle.

Let’s take a look at how the total combined sales tax varies across a few cities in Florida:

Florida CityCombined Sales Tax
Cape Coral6.50%
Daytona Beach6.50%
Fort Lauderdale7.0%
Gainesville7.5%
Jacksonville7.5%
Miami7.0%
Orlando6.50%
Sarasota7.0%
Tallahassee7.5%
Tampa7.5%

Healthcare costs in Florida are on par with nationwide costs

Healthcare costs in Florida can vary significantly based on coverage, personal medical needs, and location, but they generally align closely with national averages. The state boasts a robust healthcare system with a mix of public and private providers. For routine visits, the national average cost is $140.46 for a doctor’s appointment and $115.50 for a dental visit. In Florida, prices fluctuate by city. In Tampa, doctor visits average $126.53 and dentist appointments cost around $112.45. Meanwhile, Cape Coral sees higher medical costs, with doctor visits at $167.79 and dental visits at $129.57. Fort Lauderdale is on the more affordable side, with average costs of $121.46 for a doctor’s visit and $108.21 for the dentist. Ultimately, your healthcare expenses will depend on your coverage, medical needs, and location, but Florida’s costs tend to hover close to national averages.

How much do I need to earn to live comfortably in Florida?

To live comfortably in Florida, you’ll need to account for housing costs, which are among the most substantial factors in the cost of living in Florida. With the average rent in Florida at $1,900, significantly higher than the national average, the 30% rule suggests you’d need an income of around $76,000 annually to cover rent without overextending your budget. Of course, how much you truly need depends on your lifestyle, spending habits, and other costs like groceries, transportation, and healthcare. For instance, cities like Miami and Fort Lauderdale may require significantly higher incomes, while areas like Tallahassee can provide more budget-friendly options.

Pro: Access to beautiful beaches

Tampa’s proximity to some of Florida’s most beautiful beaches is a major draw. Clearwater Beach and St. Pete Beach are both just a short drive away. They offer stunning white sand and crystal-clear waters ideal for swimming, sunbathing, and water sports. These beaches are not only perfect for leisurely days but also provide picturesque sunsets that are truly unforgettable.

Con: Humidity and heat

Living in Tampa means dealing with high humidity and heat, especially during the summer months. It’s not uncommon for temperatures to soar into the 90s. The climate can be challenging for those not accustomed to the Gulf Coast weather. This intense heat can limit outdoor activities during peak times and may lead to higher electricity bills due to the constant need for air conditioning. For some, this weather is a significant drawback of residing in Tampa.

Pro: Outdoor recreation and activities

Tampa offers an abundance of outdoor activities and recreation options, thanks to its warm climate and natural surroundings. From kayaking on the Hillsborough River to biking along the Bayshore Boulevard, the longest continuous sidewalk in the U.S., there’s no shortage of ways to enjoy the outdoors. The city also boasts numerous parks and green spaces, such as Lettuce Lake Park. These spaces provide locals with ample opportunities for leisure and exercise.

Con: Risk of hurricanes

Located on the Gulf Coast, Tampa is susceptible to hurricanes and tropical storms, particularly during hurricane season from June to November. In fact, Tampa ranks second in the top 10 U.S. metros with the highest risk of hurricane winds. These natural disasters can cause significant damage and disrupt life for weeks or even months. Residents must be prepared for evacuation orders and have plans in place for securing their homes. The threat of hurricanes is a serious consideration for anyone thinking of moving to Tampa.

Pro: Thriving job market

The job market in Tampa is robust, with opportunities in the finance, healthcare, technology, and tourism industries. Companies like Raymond James and WellCare provide significant employment opportunities, contributing to the city’s economic growth. Tampa’s focus on innovation and business development makes it an attractive place for people looking to advance their careers or individuals looking to start new business ventures.

Con: Somewhat limited public transportation options

While Tampa has made strides in improving its public transportation system, options remain limited compared to other major cities. With a Transit Score of 62, the reliance on cars is high. There are bus services and a streetcar system in certain areas, however, the coverage is not extensive. This limitation can be a hurdle for those without personal vehicles or those who prefer to use public transit for environmental or financial reasons.

Pro: Sports and entertainment hub

Tampa is a haven for sports enthusiasts, home to professional teams like the Tampa Bay Buccaneers (NFL), Tampa Bay Lightning (NHL), and Tampa Bay Rays (MLB). The city rallies around its teams, creating a vibrant sports culture with year-round events and games. Beyond sports, Tampa hosts concerts, Broadway shows, and festivals at venues like the Amalie Arena and the Straz Center, ensuring there’s always something exciting happening.

Con: Rising cost of living

While the cost of living in Tampa is still 4% lower than the national average, living expenses has been on the rise. Tampa has been growing in popularity causing real estate prices and rents to increase year-over-year. This can make it challenging for some residents to find affordable housing. While expenses are still lower than some major US cities, the trend towards higher living costs is a concern for those moving to the area or looking to buy property.

Pro: Excellent cultural scene

From the historic Ybor City, known for its Cuban and Spanish roots, to the Tampa Museum of Art, Tampa is a hub for cultural exploration. The Gasparilla Pirate Festival, an annual event that captivates the city with parades and festivities, is a testament to Tampa’s unique local culture. This vibrant cultural scene provides an engaging lifestyle for those who appreciate art, history, and community events.

Con: Summer crowds

With its beautiful beaches and tourist attractions, Tampa becomes a hotspot for visitors during the summer months. While tourism boosts the local economy, it can also lead to overcrowded beaches, parks, and attractions, impacting residents’ enjoyment of these spaces. Planning ahead and seeking out less crowded times or places is often necessary to avoid the influx of summer crowds.

Pro: Diverse culinary scene

Tampa’s culinary scene is as diverse as its population, offering a wide range of dining options that reflect the city’s cultural mix. From authentic Cuban sandwiches in Ybor City to fresh seafood along the Gulf Coast, the food landscape in Tampa is a foodie’s delight. The city also hosts numerous food festivals throughout the year, celebrating everything from craft beer to gourmet cuisine, making it an exciting place for culinary exploration.

Is 2023/2024 a good time to move to Tampa?

Famous for its beautiful beaches, lively atmosphere and, as of late, bustling real estate activity, Tampa is clearly a city on the rise. If you’re considering making a move to or investing in the Sunshine State, the Tampa housing market should definitely be on your radar. From median home prices skyrocketing to environmental concerns, there’s much to discuss. Let’s dive into the somewhat murky waters of the Tampa housing market, shall we?

Aerial view of a lakeside Tampa suburb

Critical trends in the Tampa housing market

Tampa is becoming a magnet for homebuyers and investors alike. As the city’s popularity continues its upward trajectory, several key trends in the housing market have emerged, shaping the future of Tampa real estate.

Soaring home values and quick sales

Let’s talk turkey, and by that we mean pricing. The median sale price of a home in Tampa has soared to a jaw-dropping $460,000. To give that some context, that’s a 21.1% hike from just a year ago. But it’s not just the overall price; the price per square foot is also showing a robust upward trend. Currently, it sits at $285, up 9.6% year-over-year.

What about how fast homes are selling in the Tampa housing market? Let’s put it this way: if Tampa homes were marathon runners, they’d be close to setting world records. On average, a home in Tampa will receive about three offers and take around 20 days to sell. That’s a touch slower than the 18-day average from last year, but by no means sluggish.

Current inventory in Tampa’s real estate market

In August 2023, the Tampa housing market saw the sale of 609 homes. This might seem like a busy month, but it’s slightly down from 626 homes sold in August of the previous year. Whether this slight drop is an anomaly or a signal of things slowing down is yet to be seen. We’ll keep you updated on the Tampa housing supply as time passes.

Migration trends to and from the Tampa area

From beach bums to young professionals fresh out of college to newly minted retirees looking to lay down roots one last time, people are making their way to Tampa in droves. And with good reason.

The appeal of the Tampa housing market

The Tampa housing market isn’t just pulling Floridians; it’s drawing interest from other metro areas as well. Specifically, house hunters from New York, Washington and Chicago are paying special attention to Tampa. This accounts for 2% of total homebuyer interest, and given the size of the national market, that’s significant.

Staying local vs. moving out

While Tampa is attracting outsiders, many residents are choosing to stay put. From June to August 2023, 69% of Tampa homebuyers were looking to stay within the Tampa metropolitan area. However, the wanderlust still exists for a good chunk (31%) of the population, who are exploring greener pastures in Sarasota, FL, Orlando and even Asheville.

Tampa real estate market risks

Like all housing markets, Tampa’s comes with its fair share of risks. While Florida may be known for year-round stellar weather, coastal winds, heavy rains and heat damage are always on the table in The Sunshine State.

Environmental concerns

Life’s a beach until you have to consider natural hazards, right? The Tampa housing market isn’t exempt from environmental risks. According to data from the First Street Foundation:

  • Flood: A whopping 43% of properties have extreme flood risks over the next 30 years.
  • Fire: Only about 15% of properties are at wildfire risk.
  • Wind: Hold on to your hats; 100% of properties in Tampa are at risk for severe wind events.
  • Heat: Almost every property — 99% — faces an extreme heat risk.

Transportation compared to national average

When considering a move, commute and accessibility are vital. In terms of walkability, Tampa has room for improvement, scoring 50 out of 100. Public transport isn’t Tampa’s strong suit either, with a score of 31. However, if you’re a cycling enthusiast, rejoice! Tampa scores a 55 in bikeability.

Concluding thoughts on the Tampa housing market

The Tampa housing market is a blend of rapid growth, diverse buyer interest and environmental risks. Prices are soaring, and homes are selling fast. It’s a market that demands swift decision-making, but also due diligence, especially when it comes to natural hazards.

From local residents switching neighborhoods to out-of-staters seeking sunnier days, Tampa’s allure is undeniable. Whether you’re a buyer, a seller or an investor, understanding these complexities will stand you in good stead in navigating the ever-changing Tampa housing market.

Tampa rental market

Switching gears, let’s examine another vital aspect of the Tampa housing market, rentals. With the surge in home prices, many people are instead settling down in apartments, albeit at increasing costs. The Tampa rental market has seen its own set of fluctuations:

The average rent for apartments in Tampa oscillates between $1,667 and $1,910, depending on the number of bedrooms you need.

Rental price ranges

If you’re wondering about the range of price in rents, here’s how it looks:

  • Less than $1,000: Around 5% of apartments fall within this bracket.
  • $1,001-$1,500: About 10% of apartments lie here.
  • $1,501-$2,100: This is where 32% of apartments are priced.
  • Above $2,100: A surprisingly large proportion, 53%, fall in this high-rent category.

Neighborhood trends in the Tampa rental market

Different neighborhoods, naturally, command varying rents. While Northwest Tampa saw a dramatic 49% increase in average studio rents to $1,875, areas like Channel District, Harbour Island and Southeast Tampa have seen decreases, ranging from 4% to 5%. On the more affordable end, North Tampa, Terrace Park and Lowry Park North offer one-bedroom apartments for around $1,250 to $1,295 on average.

For those seeking luxury, the Hyde Park Historic District and Harbour Island top the list, with one-bedroom apartments renting on average for more than $2,600. Popular neighborhoods like South Seminole Heights and Tampa Heights offer one-bedroom apartments for averages of $1,500 and $1,300, respectively.

How Tampa rent compares to other cities

For a broader perspective, let’s compare Tampa to other nearby cities. In Tarpon Springs, a studio will cost you around $2,100. Saint Petersburg has seen a 7% increase in one-bedroom rentals, now at $1,954. Sarasota, on the other hand, has seen a 3% decrease in rental prices, now at an average of $1,600 for a one-bedroom apartment.

Rising rents reflect the growing demand and low supply, much like the situation in the home-buying market. Neighborhoods offer a range of options, from the affordable to the luxurious, each with its own set of pros and cons.

In summary, understanding the intricacies of the buying and rental markets in Tampa is essential for making an informed decision. After all, whether you’re settling down permanently or just passing through, the Tampa housing market has something for everyone, at every price point.

There’s no shortage of great-looking apartments in the Tampa area, so make sure you find one that meets all your wishlist parameters and has a great view. Consider features like the pool and the clubhouse when making your must-have amenity list but also think about what you’ll see when you look out your window every day.

To find an amenity-loaded place, with the best views in Tampa, keep your eyes peeled and start with this excellent list of options.

Olympus Harbour Island

Come for the pool and stay for the sunset and the view at Olympus Harbour Island. This amazing space is luxury living at its finest with a decadent pool beside a curved seating area encircling a fire pit. Look beyond the amenities though, and you see soaring palm trees and the beautiful Tampa sky.

Living in Southeast Tampa puts you in a great part of the city. It’s a highly walkable and bikeable area that’s close to the water. You’re near fantastic boutique shops and restaurants, as well as within reach of the city’s historic district. This neighborhood also hosts plenty of fun events and provides an active nightlife year-round.

MAA BayView

Imagine being in the pool and looking out onto the water. You’re enjoying one water spot while another beckons right beside you. This duality is all yours at MAA BayView, a community that’s all about its lakefront location. Not only can you swim beside it in one of three pools, but you can access boat lifts, boat slips and a kayak launch to get up close and personal with the serene, watery views.

Although it’s close to the University of South Florida, when you live in Northwest Tampa, you won’t feel like you’re in a college town. The benefit of this location is it attracts plenty of entertainment, shops and restaurants. There are also a lot of great bars.

The Pointe on Westshore

Courtyard pool view at The Pointe on Westshore

Source: Rent. / The Pointe on Westshore

A great view doesn’t always have to look out, although The Pointe on Westshore has that too. On the outside, you get a wide view of decade-old trees and can even see down to the water, but when your private lanai faces into the interior, there are some sweet things to see too, namely the large pool. Surrounded by lounge chairs and two-seater day beds, seeing this amenity from your screened-in balcony constantly reminds you that you live somewhere great.

Offering up a panoramic view of Tampa Bay, this Southwest Tampa community is close to everything, even the airport. Having the water nearby is nice, but when it’s time to hit the town, there’s no shortage of activities no matter what you’re looking to do. Enjoy some of the city’s best shopping and dining along with a very active nightlife scene.

Deerpath on the Lake

The best way to enjoy the scenery at Deerpath on the Lake? Go for a walk.
