The Magic City of Miami is a hotbed for people who love steamy weather and beach access, all within one of the most significant cultural melting pots in the country. However, it’s not one of the most affordable cities for renters, as the average Miami rent price runs more than 39 percent above the national average.
That doesn’t mean that it’s altogether impossible to find a nice rental for $2,000 per month. You just have to look a little harder, that is all. Here’s a rundown of some of the best places to rent at this price point in this oh-so-desirable city.
Opera Tower

A $2,000 per month budget is just over enough to land a studio apartment at the luxe Opera Tower community, found right on Bayshore Dr. At 508 square feet, the economy-sized apartment includes a terrace to enjoy views of the city, possibly the bay if you luck out and get a unit on that side.
Either way, it’s primely located to many of Miami’s biggest attractions, including Bayside Marketplace, American Airlines Arena, and more. Renting a unit in this property also comes with access to a recreation deck complete with pools, a health spa and fitness center, as well as on-site shopping and restaurants.
Square Station

$2,000 per month is likely to land you a one-bedroom unit at Square Station, but occasionally a two-bedroom can be finagled at that price point. This 710-unit high-rise is located in the heart of Miami, with easy access to the shops of Midtown, the Adrianne Arscht Center, and plenty of other attractions.
In fact, it’s only a 10-minute drive from Miami International Airport and the same distance from South Beach. In addition to these undeniable perks, residents enjoy access to an 80-foot lap pool and a lush outdoor area, perfect for lawn games or simple lounging.
Design Place

This light and airy property offers multiple floor plan options at the $2,000 per month rate. The first non-high-rise on our list, Design Place is made up of a community of colorful bungalows. In fact, the property’s whopping 26 acres even include white picket fences!
That said, it comes with a lot of modern amenities, including a resort-style pool, fitness center, sand volleyball court and so on. Despite the suburban vibe it puts off, the neighborhood is still ideally located, just 10 minutes from downtown and South Beach. Design Place is the perfect spot for someone who wants a homey feel with all of the benefits of Miami proper at their fingertips.
Pepper Cove

The community of Pepper Cove has a couple of one-bedroom floor plans that come in just under $2,000 per month. These floor plans are nearly 600 square feet in size, but the community offers plenty to make up for what some would consider limited space. Known for grounds that are painstakingly maintained, Pepper Cove’s residents also enjoy “lakeside living,” not to mention plenty of pools, on-site activities, tennis courts and exercise options. It’s also pretty small compared to other properties on our list, at only 208 units. This could make it easier to really get to know one’s neighbors.
Waterford Landing

This quaint neighborhood offers an impressive number of floor plan options right at the $2,000 per month price point. They’re pretty much all one-bedrooms, though, so if you want a unit at Waterford Landing with more rooms you’ll probably be disappointed. Most such units come in around 550 square feet, and the majority are recently remodeled.
The gated community has a few additional perks not always found around town, including an indoor, air-conditioned racquetball court, multiple pools and spas, pest control, and a full-sized washer/dryer combo in each unit (except studios, but those have access to a free laundry facility). This neighborhood is also near more than one golf course, as well as plenty of shopping and dining.
Vista Lago at the Hammocks

This picturesque community has a decidedly resort-like vibe about it. With $2,000 per month to spend, it’s easy enough to get a one-bedroom villa unit Vista Lago at the Hammocks and still have a few bucks to spare. You could even get one with a hundred or so additional square feet if you’re willing to go a bit over budget. The charming neighborhood is where you need to live in Miami if you’re outdoorsy: It has trail access, perfect for active joggers or dog walkers, plus a sand volleyball court and a very current fitness center.
Waterford Point

$2,000 per month won’t land you a townhome in the Miami community of Waterford Point, but it is more than enough for a studio (just under 400 square feet), or even a 550-square-foot one-bedroom/one-bathroom unit.
This gated community comes with a lot of extras, including a steam room, two pools and spas, an indoor racquetball court and a fully equipped fitness center. It’s also right next to the Florida Turnpike (but not so close that traffic noise is an issue), making it convenient to pretty much all of Miami.
Residences at the Falls

Right down to the palm trees and building architecture, Residences at the Falls just screams “where to live in Miami.” A rental budget of $2,000 per month can get a renter a one-bedroom unit that’s 800 square feet in size, one of the larger ones on our list. Outfitted with a gate and 24-hour security, this neighborhood has not one, but TWO Olympic-sized swimming pools, four tennis courts, a basketball court, clubhouse access and walk-in closets in every unit.
Biscayne Apartments

You’ll have a little bit of budget left over if you choose a one-bedroom at Biscayne Apartments, which run $1,840 to $1,929 per month depending on the unit. Billed as a pet-friendly property, renters can keep up to two pets per home, with only a couple of breed restrictions.
There’s even an on-site pet park! In addition to the seemingly standard two swimming pools, fitness center, tennis courts, etc., Biscayne Apartment units also feature a balcony and a laundry room on each and every floor. The property is always adding extras, including a forthcoming grill and outdoor kitchen setup.
Oak Plaza

Moving back into high-rise territory, $2,000 per month at Oak Plaza buys a renter a two-bedroom, two-bathroom unit with as much as 1,210 square feet! Residents in this community enjoy views of the Miami skyline, as well as easy access to the medical sector of the city.
It’s also close to Marlins Park and the Miami River, making it ideal for people who enjoy outdoorsy activities. At only 156 units, this multi-story building is a happy medium between the giant high-rises and traditional apartment communities that otherwise make up this list.
